Level 2 Survey (HomeBuyer Report)

  • Good for properties built post-1945 and modern homes
  • Good general level of detail on problems that could impact the value of the property
  • Comments on energy efficiency of the property
  • Can include an optional valuation suitable for reinstatement costs/insurance purposes

Level 3 Survey (Building Survey)

  • Recommended for pre-1945 buildings and listed buildings
  • Recommended for properties with previous building works/conversions/extensions
  • Detailed report on property‚Äôs construction and condition, including estimated costs of repair
  • Useful if you plan to renovate or convert the property


  • A professional estimate of the value of your property
  • Valuations only look at the commercial value of a property, not the condition
  • Necessary if you are staircasing or selling Shared Ownership properties
  • Necessary if you are selling or paying off an equity loan on Help to Buy properties
